Purpose built apartments are exactly what the name suggests. They are apartments that have been built from scratch, and were always designed to be apartments. There are a number of reasons tenants chose to go for this style of property.
More often than not, these apartments will come with an allocated parking space, which is normally secure gated parking, and sometimes under-croft. When on a viewing it is important to realise that the numbers on the parking spaces, often do not relate to the flat number, so always ask your negotiator! You may also want to check to see if you get an electronic fob to activate the parking gates. The downside to purpose built apartment parking is that if you have more cars than the number of parking space, due to the location and the nature of the apartment blocks is that extra parking can be hard to come by!
By law, any service charges are payable by the owner of the property. These service charges go towards facilities at the apartments, which could include cleaning of communal areas, security such as gated parking, and lifts. Some but not all apartments include water rates. Sometimes you will see the property advertised without water rates, but they will be included at a fixed rate within your tenancy agreement. Your negotiator will be able to let you know if you apartment includes water rates or not.
Concierge: Some apartments have a concierge, normally for a larger complex of apartments. This can be a 24 hour service, for example Altolusso or just during working hours. Some apartments have a janitor or caretaker, which will be able to assist with any emergencies or general enquiries such as lost key fobs such as Edward England Wharf on Lloyd George Avenue.
Style of property: Purpose built apartments vary in style, but almost without exception they are distinctive in their appearance. Selling points can often include parking, balconies or of course penthouse apartments! To fully appreciate your apartment you will need to enjoy living within a complex, with shared access to large communal areas. However, due to strict building regulations, sound proofing and privacy is excellent within the apartments.
Location: Quite often, by picking your location you will be picking if you are choosing to live in a purpose built apartment or a flat converted from a house. Areas which are known for their purpose built flats include Cardiff Bay, Penarth and Cardiff City Centre.
