CPS Homes have produced this guide to renting in Cardiff, to help tenants understand the process of renting a property with CPS Homes.
How early you will need to book will depend on the time of the year that you are looking to rent. During busy student period, CPS Homes increase our office opening hours to ensure that you are able to get an appointment at a time that is convenient to you.
With all properties, which are tenanted we will need to give the tenants 24 hours notice of the viewing, so will not be able to accept viewings on the day unless the property is vacant, and there is space in the diary.
Your viewings on the property to rent will always be accompanied by a letting negotiator, which will be able to answer any questions you may have. Depending on the type of property you are looking for, we usually will show you a number of properties, so that you have a comparison between different properties that we have available to rent.
Once you have decided which property you would like to rent through
CPS Homes, we will require an agency fee to secure the property for
yourself. Once this is paid, we will not carry out any further
viewings on the property. At the same time that you pay your agency
fee, we will give you further information about the procedure, and
the information we will require off yourself. To
rent a property in
Cardiff through CPS Homes we will require two references, which will
either be a bank reference, an employer’s reference or a landlord
reference. If you are unable to provide two of the above references
we will request a guarantor, which will need to be a UK home owner,
who is aged over 25 years old.
When you have paid your agency fee, we will give you information
about renting in Cardiff, a tenancy agreement for you to read
through, and any further documentation such as standing order forms.
We will then make you an appointment as our head office for between
two and three weeks time for you to sign your tenancy agreement. We
will have needed to receive all of the references before we would
allow you to rent a property in Cardiff, through CPS Homes. When you
sign the contract, we will require the payment of the deposit at
this point, which will then be protected with one of the relevant
deposit protection schemes. If you are providing a guarantor, we
would need the signed guarantor agreement at this point.
After you have signed the tenancy agreement, we will then explain
the moving in procedure to you, which will depend if CPS Homes are
managing your rented property or if the landlord is managing the
property directly.
If CPS Homes are managing the rental property, then we will arrange
a date and time that the keys will be available for you to pick up.
We will then check you into the property, take meter readings and
provide you with an inventory and schedule of condition.
If the landlord is managing the rental property, then this will be
the responsibility of the landlord, but we will liaise on your
behalf.
Once you have moved into your property in Cardiff, all you need to
do now is unpack, check the condition of your property against the
inventory and return it back to CPS Homes or the landlord.
